Why worry and get gray hairs over whether or not to use a business management system. Most of the stuff you need can be done using word or excel programs. Everything else is just fluff. Why waste your money on the fluff save it for your real estate portfolio.
Most BMS systems are set up to allow an investor who is already having success grow from part time to full time or full time to big time. You cannot recreate the functionality of a good BMS with word and excel it is apples to oranges. We use simple WordPerfect files to keep track of each of our rental properties. Each files has the purchase information, insurance policy number and agent information, cash flow analysis, and so forth at the top. Then there is a table for each calendar year with the Secedule E categories across the top, and dated entries on each row. At the end of the year we just total each column (WordPerfect will do this). I heard of people with shoebox systems, and have no idea how they ever manage to complete their tax returns. Even with an accountant, they would still have to explain everything.

David I used openroad and I currently using Freedom$oft. We migrated everything over because there are quite a few things we can do in F$ we couldn do in OR. I think you should trial each one and see which one works for you if either. If you just starting out, you can spend a lot of time and money on all this garbage and like Chris said not use any of it. While they great systems, you probably be hurting yourself if you didn take the time to figure out what you need or desire to do and find a system that will accomplish it for you. The OR system was great for managing all the short sales I was doing. Since I moved away from negotiating those for other people, I realized I don need a lot of the systems OR offered. F$ became the better fit. It was a huge time cost to move everything over so again, I think it would be best if you figured out what you need in a system, and then ask on BP what other people are using to get that accomplished.
have failed to implement the BMS and their feedback will help you decide which one to test. I am not a fan of Openroad, but that does not mean it does not work. It is similar to Freedomsoft in that both have a lot of different functions and allow landing pages to auto populate a built in CRM where you have auto responder emails set up. I would absolutely recommend using either one because it saves a lot of time as you buildl your business. And the FortuneBuilders guys are packaging a BPM with their services (I believe) and like I have noted on here a bunch in the past, their program is hand down the best coaching/mentoring program available and a very expensive one. It wouldn matter how much something is the success you have is determined by if you use it. Both Freedomsoft and Openroad have a Air Max Air Force 1 ton of functionality and more bells and whistles that most people know what to do with.

I would like to streamline and organize the process. The Fortune Builders program has some pretty cool features including but not limited to Repair estimator, accounting system, buyer managment/seller management, marketing templates, website templates, cash buyer database, mass email, text/voice call service.
Neither were around when my company was growing so we started with a system called MyPropFolio. While using it we started to build our own and found off the shelf products that would work. To give you a cost reference, Salesforce and Hubspot combined can cost over $30k per YEAR so it is a sizeable investment that pays for itself 100x over when you have your company up and running.

The key is just to use it if you make the investment. Listen to the advice, use whatever assistance they offer and do not stop questioning their IT department until it works EXACTLY how you want it to work.
It seems a Business Management system could eliminate many gray hairs, especially if you are trying to streamline your real estate investing and create a self sustaining REI business. I can imagine running a REI business with multiple employees, 10+ rentals, rehabbing several houses a year operating on Microsoft Excel, Word, and Gmail. A $1200 investment a year for a 6 figure real estate investing business seems minimal.
If you are serious about developing a scalable business model and growing a RE investing business where you are selling not holding your active RE deals, then you are smart to begin to look at a good BMS. It was all built on the Openroad platform and it costs much more than $97 a month in the long run. As you look to grow with is so does the cost. Ultimately, it will be an investment on your part in the systems that you need and if it is not Openroad then it will be another system. You simply cannot duplicate it using Microsoft programs and cobbling together other software, unless you have more time to develop your business than actually building your business.
